Radon is a radioactive gas that naturally forms underground—and it can enter homes through foundation cracks or gaps. You can’t see or smell it, but it’s the second leading cause of lung cancer in the U.S.
Our radon testing involves:
Using Continuous Radon Monitors (CRMs) in the lowest livable area of the home
A 48-hour testing period with hour-by-hour readouts
A final report with easy-to-read results and EPA guidelines for safe levels
If levels are high, we’ll explain your options for mitigation and who to contact. Testing during the inspection helps you make an informed, health-conscious decision.

Termites and other wood-destroying pests can cause structural damage long before you ever see them.
Our inspection includes:
Looking for signs of termites, carpenter ants, beetles, and more
Examining crawl spaces, attics, basements, wood framing, and exterior elements

Catching these problems early can save you thousands in repairs and headaches. If needed, we’ll recommend when to bring in a licensed pest control expert for further evaluation.

VA Analysis $325
Clean water is essential to your family’s health—especially in homes with private wells. Even city water can carry contaminants due to old pipes or plumbing issues.
We collect water samples from the main source (usually the kitchen faucet) and send them to a certified lab to test for:
Bacteria (E. coli, coliform)
Lead and nitrates
pH levels and hardness
Other common contaminants
You’ll receive a lab report and clear guidance on what the findings mean. If treatment or filtration is needed, we’ll point you in the right direction.
$150 w/ Inspection & $175 w/o Inspection
If the home isn’t on city sewer, it likely has a septic system. Replacing a failed system can cost $10,000 or more—so testing it now is critical.
Our non-invasive septic dye test includes:
Adding a non-toxic, fluorescent dye to the plumbing system
Running 100–200 gallons of water through sinks, tubs, and toilets to simulate normal use
Watching for dye surfacing in the yard or drain field, which may indicate leaks or drainage failure
This test isn’t a full septic inspection, but it’s a great screening tool to identify obvious problems early—especially important in rural or older homes.

Air samples are pulled from two indoor locations and one outdoor “control” spot
Samples are sent to a certified lab to check for mold spores, pet dander, dust, and other pollutants
Results show whether indoor air quality is acceptable or needs remediation
You’ll learn if previous water damage, pets, or poor ventilation are impacting your home’s air—and what steps you can take to improve it.

Gas leaks are serious, but they’re not always obvious. Small leaks near appliances can go unnoticed for years.
We use a gas sniffer to scan:
Gas meters, stoves, water heaters, furnaces, and fireplaces
Connections and shutoff valves for both natural gas and propane
If a leak is detected, you’ll be alerted right away, and we’ll recommend appropriate next steps—often as simple as a plumber visit. It’s a small test with big peace of mind.

Using a handheld meter to test near combustion appliances and air vents

Using a high-resolution drone, we capture:
